Will the 7th District councilman’s real home please stand up?

For the last few weeks, the Los Angeles County district attorney has been investigating whether Los Angeles City Councilman Richard Alarcon, 56, claimed residence in a Panorama City house in the 7th District, which Alarcon represents, while actually living in a 2nd District Sun Valley home. Alarcon told The Times that he does live in the house on Nordhoff Street in Panorama City but had been staying at another family home in Sun Valley while modifications were made to the Nordhoff house to make it more secure.

Meanwhile, let’s take a quick look at what’s on the market in the 7th Council District, just in case Alarcon finds himself shopping around. Realtor.com showed 192 listings in the Panorama City area Thursday. Here’s a sampling of some of the best buys we found in the councilman’s home district.

8746 Wakefield Ave.Listed at $199,000 on Realtor.com, this single-family home was built in 1948 and has three bedrooms and 1.75 bathrooms in 1,391 square feet and a pool. Why so cheap? It’s a short sale, says listing agent Gabe Ostrow of Pinnacle Estate Properties Inc. in Encino, who values the property at $230,000 to $280,000. “It needs some cosmetic work but is a solid buy,” he adds. According to Redfin.com, the home last sold on Oct. 23, 2002, for $270,000 and has been on the market for nearly three months.


9218 Kester Ave.

Listed at $374,500 on Realtor.com, this four-bedroom, 1.75-bathroom single-family ranch-style home was built in 1955 and has 1,913 square feet and hardwood floors. According to Redfin.com, the home last sold on Oct. 20 for $240,000 and has been on the market for nearly three months.


8550 Tilden Ave.Listed at $395,000 on Realtor.com, this five-bedroom, three-bathroom single-family home was built in 1948, has 1,921 square feet and has been on the market since Jan. 11.

9246 N. Willis Ave.Built in 2009 and listed at $429,999 on Realtor.com, this two-story Cape Cod-style home has three bedrooms and three bathrooms in 2,200 square feet and had been on the market since Jan. 8.

14630 W. Gledhill St.Listed at $549,000 on Realtor.com, the property features several units on close to half an acre (17,184 square feet). The original house, a three-bedroom and one-bath single-family one-story, was built in 1981 in approximately 1,100 square feet and features a non-permitted single-unit garage conversion with one bedroom and one bathroom and a small kitchen in about 600 square feet. In 2006, the owner added a two-story home with three bedrooms and 2.5 bathrooms in 1,500 square feet to the lot. Listing agent Roberto Valladares of Empire Realty Enterprise Inc. in Northridge says the property has been on the market for nearly two weeks and has yet to attract one call. “It would make a great rental property,” he says.
