Chinese clothing distributor signs major lease in the Inland Empire

Hong Kong apparel distributor IDS Group has signed one of the largest leases of the year in Southern California, agreeing to rent a 645,000-square-foot warehouse in Mira Loma, landlord AMB Property Corp. said Tuesday.

IDS Group will move into the building in June, said Kim Snyder, managing director of AMB Property. The warehouse at 11905 Landon Drive was completed two years ago and was formerly occupied by United Parcel Service.

The rectangular building has loading docks on the two long sides. That configuration will allow IDS Group to unload apparel such as dresses and purses shipped in bulk from overseas on one side, then repackage them for retailers before shipping them out on the other side.

Terms of the five-year lease were not revealed, but large industrial buildings in that part of Riverside County rent for 25 cents to 35 cents per square foot, which would put the value at as much as $13.5 million.

Interest in industrial space in the west Inland Empire has picked up after being in the doldrums in late 2008 and early this year, Snyder said. Demand is still well below the peak years of the middle of this decade, but tenants are starting to shop for space again.

‘In the last 60 days there has been a remarkable increase in activity,’ Snyder said. ‘We had a lot of interested parties looking at the building.’
